The Loan Mountain Capital Internal Estimator (“LMC Estimator”, “we”, “us”, or “our”) is an internal tool designed to provide non-binding estimates of after-repair value (ARV), potential project economics, and high-level loan sizing for real estate investment properties. The information generated by this estimator is for informational and illustrative purposes only.
The estimator does not provide an appraisal, does not constitute financial, investment, tax, accounting, or legal advice, and does not represent a commitment to lend or an offer of credit.
The results produced by the LMC Estimator are not a loan offer, loan approval, or any form of credit decision. Before you can obtain a loan from us, you must submit a formal loan application, we must complete our underwriting review, and you must enter into definitive loan documents that we approve and execute.
Not all applicants will qualify for a loan. Any loan that we may offer you is subject to our independent credit and underwriting review, which may consider, among other things, your credit profile, income and liquidity, experience, property characteristics, third-party valuations, and applicable laws and regulations. We reserve full discretion to approve or decline any application.
All values, projections, or outputs shown by the LMC Estimator (including but not limited to ARV, total project cost, maximum loan amount, initial advance, and profit estimates) are generated by a statistical model using historical data and various assumptions. These outputs are inherently uncertain and may differ substantially from actual future results.
We do not guarantee the accuracy, completeness, timeliness, or reliability of any estimate. Property values, construction costs, market conditions, interest rates, and other key factors may change rapidly and are outside of our control.
You are solely responsible for how you use the information provided by the LMC Estimator. You should not rely exclusively on any estimate when making investment, financing, or disposition decisions. Before proceeding with any transaction, you should:

The estimator may rely on internal data, publicly available information, and third-party data sources, which can include, for example, geographic or valuation data and address information from external providers. Such data may be incomplete, outdated, inaccurate, or unavailable for certain markets or properties.
The underlying model uses historical training data and applies various assumptions and geographic adjustments. These methods are approximations only and may perform differently across neighborhoods, property types, and economic cycles. Past relationships in the data do not guarantee future performance.
The LMC Estimator and its outputs are provided on an “as is” and “as available” basis, without any express or implied warranties of any kind. To the fullest extent permitted by applicable law, we disclaim all warranties, including any implied warranties of accuracy, merchantability, fitness for a particular purpose, and non-infringement.
To the maximum extent permitted by law, in no event shall we, our affiliates, or our respective officers, directors, employees, or agents be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages, or for any loss of profits, revenue, or data, arising out of or related to your use of, or reliance on, the LMC Estimator or any estimates it produces.
Our aggregate liability, if any, for direct damages arising out of or related to your use of the estimator shall be limited to the amount, if any, you paid specifically for access to the estimator (which is typically zero for internal users).
We may modify, enhance, suspend, or discontinue the LMC Estimator, or any part of it, at any time without prior notice. We may also update these Terms & Conditions periodically. When we do so, we will revise the “Last updated” date shown above. Your continued use of the estimator after any such changes constitutes your acceptance of the updated terms.
When you use the LMC Estimator, we may log information such as the inputs you provide (e.g., address, beds, baths, square footage, purchase price, rehab budget) and certain technical or usage details (e.g., date and time of use, general location information). We use this information to monitor and improve model performance, evaluate usage patterns, and support internal analytics.
Any use of personal data is subject to our internal privacy and data handling policies. If applicable, additional privacy notices may apply based on your relationship with us.
These Terms & Conditions and any dispute arising out of or related to your use of the LMC Estimator shall be governed by and construed in accordance with the laws applicable to Loan Mountain Capital’s principal place of business, without regard to its conflict of law principles.
